The four Market Numbers you should know:

 

Active Listings

  • Today 725
  • Last week 671
  • One month ago 649 12% less
  • Last year 763 5% more 

New Listings (for April)

  • So far in April 794
  • For the same amount of time last month 666, 19% less
  • At this point last April 642, 24% less

Pending Sales (for April)

  • So far in April 654
  • A this point last month 498, 31% less
  • At this point in April 2023 550, 19% less

Number of Sales Closed (for April)

  • So far in April 508
  • For the same amount of time in February 443, 15% less
  • On this day last April 482, 5% less
 

What does this mean?
Median closed sales price so far this month dipped to $968K, up 7.6% from $900K for the same time period last month and up over 11% up from the same time period last April at $873K. Both of these increases are smaller than what we saw last week.

Inventory levels, based on pending sales are steady at .9 months, down from this time last month and last year. This speaks to the increased level of buyers out there compared to both last month and last year.

Velocity of the market continues to increase. We are now at an average of 18 days on market. On average, homes are selling for 102% of original list price, slightly down from last week
