New Listings (for March)

  • So far in March 501
  • For the same amount of time last month 486, 3% less
  • At this point last March 501, exactly the same as last year

Pending Sales (for March)

  • So far in March 458
  • A this point last month 422, 9% less
  • At this point last March 2023 400, 15% less

Number of Sales Closed (for March)

  • So far in March 396
  • For the same amount of time in February 314, 26% less
  • On this day last March 346, 15% less
 

What does this mean?
Median closed sales price for the first three weeks of the month still trails the first three weeks of last month, It currently sits at $899K, last month was $919K

Inventory levels are sitting at the exact same amount as this time last month, based on pending sales at .9 months

Average cumulative days on market continues to come down. So far in March, we are at 29 days, down from 40 for those that closed last month.
