Real Estate - Real Estate has been in the news plenty these past few weeks regarding the NAR Lawsuit & now Settlement.  NAR - National Association of Realtors.  I have included in this weeks newsletter the statement put out by Windermere on the issues of the settlement.

What I want to comment on is what I have control of, and how the changes that are affecting the nation I have had in place since I started my real estate career 5 1/2 years ago.  I have been utilizing a Buyers Agency Agreement with my buyers since my beginning. This agreement looks different today than when I started - everything evolves.
What a Buyers Agency Agreement does for my and my clients is opens up conversation, trust, and a road map for finding that home they are looking for. The agreement also covered how I got paid, and what my clients could expect from me in being their advocate in finding their home.  

With the NAR Settlement, new laws are coming into play.  The Buyers Agency Agreement is for transparancy, and to show who is paying for my services.  One caveat in this "new transparency" is that the seller can not advertise/promote/disclose on the MLS (Multiple Listing Services) the amount the seller has agreed to pay the Buyers Agent.  The Seller could opt out of offering any compensation to the Buyers Agent and we will not see it  (as we can see it now on the MLS) and decide if we want to visit that home.   

So, back to my world and how I will continue my business:  As a Sellers Broker (Listing Broker) I will still use my same Commissions Worksheet model which will include a 3% commission for Buyers Brokers included in my Commissions.  As a Seller, we work extremely hard to provide a solid, good looking, no hidden problems product - We want to have a Buyers Agent that can bring the right client, that has the right financing/cash for the product we are listing, bring a client that is ready and willing to make it to the closing table with as few hiccups as possible.  Its important to pay for quality to get quality.  I go over this concept with each of my clients to help explain, educate, and provide guidance on how to get the most out of the process.

This NAR Settlement has a lot of rough spots that need clarification and ironing out, but for me it will be transparency all the way.  It will mean more in-depth conversations with you, clients, friends, family, & curious people.   Gone are the days of "Lets go out and look at home for the joy of it" - now - we will chat discuss & sign an agreement before we can go "look at homes". 

All in the name of quality business & transparency for all parties involved.  I am, not worried, I believe offering the best service, being transparent for everything that I do for my clients and business is my way of life.
